Emergencies here arrive in two shapes. The first is a wind event, usually a Fraser outflow in the depths of winter or an autumn southwesterly, which lifts a panel edge, peels back a ridge cap or drops a limb through the roof. The second is a long wet stretch that finally overwhelms a detail that has been marginal for years, and suddenly there is water tracking down a rafter.
Both need the same first move, which is to stop the water getting in and stop it doing damage inside. That is a tarp, a temporary closure, or a panel refastened enough to hold. It is not the repair. The repair happens when we can see what we are doing and the surface is dry enough to make it properly.
We are honest about that sequence rather than pretending a permanent fix can be made in a storm, at night, on a wet roof.

Wind lifted panels and ridge caps
An edge or a cap that has let go, usually where it was under fastened or where the clip spacing was wrong for the exposure.

A limb through the panel, or a tree that has taken a section of roof with it. Panels can be replaced individually once the structure is checked.

We ask the right questions on the phone.
Where the water is, whether it is near electrics, whether a ceiling is holding water, and whether anything is visibly loose on the roof. Some of that we can help you with before we arrive.
We stop the water.
Tarping, temporary closure, or refastening enough to hold. The aim is to stop the damage getting worse tonight, not to finish the job.
We assess the damage properly.
Roof surface, deck, and inside where there is access. Photographs of everything, which matters if you are going to make an insurance claim.
We schedule the permanent repair.
With a written scope. What gets replaced, what gets resealed, and whether the deck needs work.

Make safe.
Tarp or temporary closure to stop water entering, done in conditions that allow it to be done safely.
Document.
Photographs of the damage before anything is repaired. If a claim is coming, this is the evidence, and it has to be taken before the repair not after.
Diagnose.
Once it is safe and light, we work out what actually failed rather than what is wet.
Permanent repair.
Panel replacement, fastener and seam work, flashing reformed, in a dry enough window to do it correctly.
Check and clean.
Water tested where practical, debris cleared, site left clean.

Storm and leak questions
Why does my metal roof leak during heavy rain?
Because heavy rain, especially wind driven rain, gets water places that ordinary rain does not. Water is pushed uphill under panel edges and end laps. Valleys partly blocked with fir needles back up and let water under the panel edge. A hardened fastener washer that holds in a drizzle passes water when rain is being driven at it sideways. A roof that only leaks in the worst weather is telling you something useful about where to look.
Can a metal roof be repaired after storm damage?
Nearly always. Individual panels can be replaced without disturbing the run, ridge caps and edge trim can be refitted and properly fastened, and a limb strike is usually a panel and a deck repair rather than a new roof. The exception is when the structure underneath has been damaged, which is a different trade and we will tell you so.
Will homeowners insurance cover storm damage to a roof?
Sudden accidental damage from wind or impact is usually covered, subject to your deductible and your policy. Wear, corrosion and age are usually not. Photograph everything before anyone climbs up, call your carrier early, and keep the temporary repair receipts, because most policies expect you to prevent further damage.
What should I not say to a roof insurance adjuster?
We will not coach you on wording and you should be wary of any contractor who offers to. Describe accurately what happened and when, hand over photographs taken before the repair, and let the evidence do the work. What weakens a claim is usually missing documentation, not phrasing.
What do insurance companies think of metal roofs?
Broadly favourably, because metal resists fire and wind better than the alternatives, and some carriers reflect that in pricing. Whether yours does is a question for your carrier, not for us, and we will not tell you what your premium will do.
Should I get on the roof to look?
No. A metal roof in rain is extraordinarily slippery, and most serious roofing injuries happen on wet surfaces, in wind, or in the dark. Look from the ground, take photographs with a zoom, and let somebody with fall protection do the rest.
