A metal roof installation is mostly decisions you cannot see once it is finished. Which panel system suits the pitch. Where the fasteners go and how much movement they have to allow. How the valleys are formed. What happens where the roof meets a chimney, a skylight, a wall, a vent. Those details are the whole job. The panels are the easy part.
That matters more here than it does in a dry climate. A roof in Whatcom County spends months wet, grows moss on anything facing north, collects fir needles in every valley, and takes a hard easterly wind out of the Fraser Valley most winters. A detail that would be fine in Arizona will let water in here within a couple of seasons.

We get on the roof.
Not a look from the driveway and not a drone pass. Pitch, deck condition, existing layers, penetrations and flashing detail.
We look in the attic where there is access.
Sheathing from underneath tells you more about a roof than the surface does. Stains, daylight, wet insulation, ventilation.
We measure and talk through panel systems.
Standing seam or exposed fastener, what each suits, and what the difference actually costs on your roof rather than in general.
You get a written estimate.
Panel system, underlayment, flashings, trim, tear off, disposal, and what is excluded. On paper, so you can compare it with anyone else you talk to.

The work
How an installation runs
Assessment and estimate.
We look at the roof, measure it, and put the price in writing with the system spelled out.
Panel and colour selection.
Profile, gauge, finish and colour. Darker finishes hold heat and hide dirt, lighter ones show less chalking over time. We will show you what we have seen last on roofs here rather than what a brochure claims.
Scheduling around the weather.
Metal goes on in dry stretches. We do not start a tear off ahead of three days of rain, and we will tell you honestly what the wait looks like.
Tear off and deck inspection.
Old roof comes off, the deck gets checked properly. Soft or rotten sheathing gets replaced, and you get told about it before it gets covered up.
Underlayment, panels, flashings.
Synthetic underlayment across the deck, ice and water membrane at the vulnerable details, then panels set and fastened with the movement allowance the system needs. Flashings formed on site where the detail calls for it.
Walkthrough and cleanup.
We walk the roof with you, explain what we changed and why, then clean the site and run a magnet over the drive and the lawn.

Metal is the only thing we do
We are not fitting a metal job in between composition work. Panel movement, clip spacing, seam mechanics and flashing forming are the trade, not an occasional variation on it.
We detail for this county specifically
Valleys that fill with fir needles. North slopes that never dry. Salt air out at Blaine and Birch Bay. Wind off the Fraser at Lynden. Those are known problems with known answers, and we specify for them rather than finding out later.
The estimate says what it includes
Underlayment type, flashing detail, trim, tear off, disposal, deck repair allowance and exclusions. If a number on somebody else's estimate is lower, this is usually where the difference is hiding.
Get the roof looked at
We will get on it, tell you what it needs, and put a number on paper. If it does not need replacing yet, that is what the estimate will say.

What is the average cost of installing a metal roof?
We do not publish price figures here yet. Cost is driven by roof size, pitch, how many penetrations and valleys there are, whether the old roof comes off, access, and which panel system you choose. Standing seam costs meaningfully more than exposed fastener because there is more material and more labour in the seam. We give you a written number for your roof rather than a range that means nothing.
What is the going rate for installing metal roofing?
There is no going rate, and anyone who quotes one over the phone has not seen your roof. Two houses of the same square footage can differ substantially because one has a simple gable and the other has three valleys, two skylights and a chimney. The estimate is free and it is written, which is a better answer than a number pulled off the internet.
Does a metal roof need underlayment?
Yes. Metal over bare deck is how you get condensation problems and how a small flashing failure becomes a rot problem. Synthetic underlayment goes across the whole deck, with ice and water membrane at eaves, valleys and penetrations where water actually finds its way in. In this climate that is not an upgrade, it is the roof.
What is the cheapest month for roofing?
Late in the season, when crews are trying to fill the calendar before winter, and midwinter if the weather cooperates. The catch here is that our cheap months are also our wet months, and a tear off needs a dry window. The saving is real but small, and it is not worth chasing at the cost of rushing the job.
What colour metal roof lasts the longest?
Lighter and mid tone colours hold their appearance longest because they show chalking and fading less, and they run cooler, which is easier on the coating. Dark colours look sharper on a craftsman or a farmhouse and hide moss staining better. In practice the finish quality matters more than the colour, and both outlive the fasteners on an exposed fastener roof.
Do insurance companies like metal roofs?
Generally yes, because metal resists fire and wind better than the alternatives, and some carriers price that in. Whether it changes your premium depends on your carrier and your policy, so ask them directly before you count on it. We will not tell you what your insurer will do.
