Bellingham roofs have a specific problem, and it is not weather in the dramatic sense. It is shade and time.

The older neighbourhoods, Columbia, Sunnyland, York, Happy Valley, are full of 1900s to 1920s craftsman homes with steep simple gables, and most of them sit under mature Douglas fir and western red cedar. That canopy is why people live here and it is why the north slope of the roof never fully dries between October and May. Moss and lichen establish in the laps, fir needles pack into the valleys until they compost, and water backs up under panel edges that would shed perfectly well on an open lot.

Alabama Hill, Silver Beach and Edgemoor run mid century, with lower pitches and longer unbroken runs. Lower pitch is less forgiving of a sloppy end lap, and long runs need a system that lets the panels move. Barkley and Cordata are newer subdivision stock, simpler roofs, generally straightforward work.

Then there is the water. Fairhaven, Edgemoor and anything with a view of the bay carry enough salt in the air to shorten the life of an ordinary fastener. That changes what we specify rather than how we install it.

What we do in Bellingham

Local detail, Bellingham

What we plan for on a Bellingham roof

  • Shade, moss and needle load

A roof under fir needs its valleys designed to keep moving debris rather than trapping it, and it needs edges detailed so moss growing in a lap does not become a path for water. This is the single most common reason a Bellingham roof leaks.

  • Old houses with real roof geometry

Craftsman homes have dormers, gable returns, porch roofs meeting walls and chimneys in awkward places. Those details get flashings formed on site. A stock piece bent to fit is where the next leak comes from.

  • Salt air near the water

Down in Fairhaven and out along Chuckanut, fastener and flashing choice matters more than it does two miles inland. Mixing the wrong metals near salt air corrodes a roof from its fixings inward.

Questions

Bellingham questions

What are the best roofing companies in Bellingham, WA?

There are several good ones, and a few of them do metal well. We would rather tell you how to judge them than tell you we are the answer. Ask whether metal is most of what they do or occasional work. Ask to see a standing seam roof they installed more than five years ago. Ask what their estimate includes at the flashings, because that is where the price difference between two quotes usually sits.

Does moss really damage a metal roof?

Not the way it damages composition, where it lifts the shingle and holds water against the mat. On metal the problem is that moss and needle litter block water paths, hold moisture against laps and edges, and give corrosion somewhere to start. It is a maintenance issue rather than a structural one, but ignoring it on a shaded Bellingham roof for a decade will cost you.

Is a metal roof too noisy for an older Bellingham house?

This worry comes from barns, where panels are laid straight onto purlins with nothing underneath. On a house, over a solid deck with underlayment and an insulated attic, rain on metal is not meaningfully louder than rain on anything else. If your attic is uninsulated and open to the deck, tell us and we will talk about it honestly rather than dismissing it.

How long does a metal roof last in this climate?

Decades, and what limits it here is rarely the panels. It is fasteners on an exposed fastener system, flashing details, and whether the valleys have been kept clear. A standing seam roof that is detailed well and cleared of debris occasionally will outlast most of the reasons you would have replaced it.
