Water almost never comes in where it shows up. It gets through a failed fastener or an open seam, runs along the underside of a panel or across the deck, and drips somewhere else entirely. Fixing the wet spot fixes nothing, which is why a repair that did not hold is usually a repair aimed at the wrong place.
On a metal roof the honest list of suspects is short. Exposed fasteners with hardened washers. Seams and end laps that have opened up as the panels moved. Flashings at chimneys, walls, skylights and vents. Valleys packed with fir needles until water backs up under the panel edge. Penetrations somebody added later and sealed with the wrong thing.
We work through that list on the roof rather than guessing at it from the ceiling. Most metal roof leaks are a repair, not a reroof, and we will tell you plainly when yours is the exception.

Most of what we see is repairable, and we say so even though the bigger job pays better. When it genuinely is not repairable, you will get the reasons rather than the pitch.

Metal roof repair questions
Can a metal roof be repaired?
Yes, and more easily than most people expect. Individual panels can be replaced without disturbing the ones around them, seams and end laps can be reopened and resealed, flashings can be reformed, and failed fasteners can be replaced with oversized ones that bite into fresh material. A leak on a metal roof is a repair job unless the deck underneath has been wet long enough to rot.
Why does my metal roof leak during heavy rain?
Because heavy rain finds problems that light rain does not. Wind driven water gets pushed uphill under panel edges and end laps. Valleys that are partly blocked with fir needles back water up under the panel. A hardened fastener washer that stays dry in a drizzle will pass water when it is being driven at it sideways. If your roof only leaks in the worst weather, that narrows it down rather than making it harder.
What is the average lifespan of a corrugated metal roof?
Longer than the fasteners holding it down, which is the point most people miss. The panels themselves usually outlast the exposed screws and washers by a wide margin. On an exposed fastener roof, expect to revisit the fasteners well before you think about the metal. That fastener cycle is the main reason standing seam costs more and lasts longer.
Will homeowners insurance cover a roof repair?
Sometimes, and it depends on the cause. Sudden accidental damage such as wind or a fallen limb is usually covered. Wear, corrosion and age are usually not. If a storm caused it, photograph everything before anyone climbs up, and call your carrier before you call a contractor. We do not file claims and we do not advise on coverage.
What should I not say to a roof insurance adjuster?
We are not going to coach you on how to talk to your insurer, and be careful with anyone who offers to. Describe what happened accurately, give them the dates, and hand over the photographs. What helps most is evidence taken before the repair, not the wording you use.
What are good sealants for metal roofs?
The right answer is the one compatible with your panel coating and rated for the movement at that joint, which is why there is no single product to name. What we can tell you is what fails: hardware store silicone, roofing tar, and anything applied over a wet or dirty surface. Most failed repairs we open up failed because of the product choice rather than the effort.
