A lot of metal roofs in this county are structurally fine and cosmetically finished. The panels are sound, the deck is dry, and the roof is doing its job, but the finish has chalked, moss has stained the north slope, and there is surface rust showing at the cut edges and around the fasteners. That roof does not need replacing. It needs cleaning, treating and coating.
Restoration is worth doing when the metal has plenty left and the failures are on the surface. It is not worth doing when the panels are perforated, when the fasteners are all reaching the end of their life, or when the deck underneath has been wet. Coating a failing roof buys a season and hides the evidence, which is worse than doing nothing.
We will tell you which of those two roofs you have before you spend anything, and we lose the bigger job by saying so often enough that you can believe us.

Repairs first.
Failed fasteners replaced, open seams and laps resealed, flashings repaired. Coating goes over a roof that is already watertight, never instead of making it watertight.
Cleaning.
Moss, lichen, dirt and chalk removed, and the surface brought to a state a coating will actually bond to. This is most of the labour and the step people cut.
Rust treatment and priming.
Surface rust mechanically removed and treated, bare metal and cut edges primed.
Coating.
Applied in the number of coats the system specifies, in weather the product allows. We do not coat a damp roof and we will reschedule rather than force it.

Is recoating a metal roof worth it?
It is when the panels are sound and the problems are on the surface. You get years of appearance and corrosion protection for a fraction of a replacement, and you keep a roof out of the landfill. It is not worth it when panels are perforated, when the exposed fasteners are all near the end of their life, or when the deck has been wet. In those cases a coating buys a short reprieve and hides the evidence, and you pay twice.
What is the best coating to put on a metal roof?
There is no single best, and be wary of anyone who names one without looking at your roof. The choice depends on what the existing finish is, how much surface rust there is, the pitch, whether the roof holds water anywhere, and how much movement the panels see. What matters more than the product is the preparation underneath it, which is where almost every failed coating job goes wrong.
How much does it cost to coat a metal roof?
We do not publish price figures here yet. It is a fraction of the cost of replacing the same roof. The variables are the roof area, how much cleaning and rust treatment the surface needs, how many details have to be repaired first, and how many coats the system calls for. We price it after we have seen it.
What is the best waterproof coating for a metal roof?
On a pitched residential metal roof, a coating is a protective finish rather than a waterproofing membrane. The roof is kept watertight by the panels, the laps and the flashings, and the coating protects the metal and its appearance. If someone is selling you a coating as a way to waterproof a roof that leaks, they are selling you a way to postpone finding out how bad it is.
Which waterproofing is best for a metal roof?
The same answer from the other direction. Deal with why water is getting in, at the fastener, the lap, the valley or the flashing, and repair that. Then coat the roof to protect the metal. Doing it the other way round is the most expensive way to keep a leak.
