Lynden is where wind decides how good a roof is.

The Fraser Valley funnels cold air out of the interior and down across the border, and Lynden sits close enough to the mouth of it to take the worst of what arrives. Those outflow events come in winter, they come with force, and they hit the same kinds of details every time: an edge that was under fastened, a ridge cap that relied on sealant instead of mechanical fixing, a panel end that was left long without support.

The building stock adds to it. This is farm country, so alongside in town houses there are barns, machine shops, milking parlours and equipment sheds, most of them wearing long unbroken metal panel runs. Long runs mean real thermal movement, which means the fixing system has to allow the panel to grow and shrink without tearing at its own fastenings. Get that wrong and the roof works itself loose over a few seasons rather than failing in one storm.

The upside is that this is metal country. People here have had metal roofs for generations, they know what a good one looks like, and they are not impressed by a sales pitch.

What we do in Lynden

Local detail, Lynden

What we plan for on a Lynden roof

  • Outflow wind, not average wind

Fastener pattern and edge detail get specified for the gusts this area actually sees in January, not for a regional average that has never blown a ridge cap off anything.

  • Long runs and thermal movement

On a barn or a shop with a fifty foot slope, the panel moves noticeably between a July afternoon and a January night. Clip spacing and fixing type have to allow that or the roof fights itself.

  • Agricultural buildings are not houses

Different structure, different ventilation, sometimes corrosive interior environments. What goes on a dairy building is not automatically what goes on the farmhouse next to it.

Questions

Lynden questions

Do you do barns and agricultural buildings?

Yes, provided the roof is metal. Long simple runs are efficient work and often cost less per square foot than a complicated house roof. What we do not take on is flat commercial membrane, and we will say so rather than subcontracting it out behind your back.

How does the wind out here affect what you install?

It affects the fastening more than the panel. Edge and ridge details get mechanically fixed rather than relying on sealant, fastener spacing tightens at the perimeter where uplift is highest, and we are careful about panel ends that overhang without support. Most wind damage we repair was installed to a spec that would have been fine in a sheltered spot.

Is coating a real option on a big shop roof?

Frequently, and it is the cheapest good answer when the panels are sound. The deciding factors are whether the metal is perforated, what condition the fasteners are in, and how much preparation the surface needs. On a large roof the preparation is most of the cost, so we quote it honestly rather than underselling it and cutting corners later.

Will a new metal roof interfere with existing solar or equipment mounts?

It changes how they are mounted. Standing seam is the friendliest system for this, because clamps can grip the seam without any penetration at all. If you have panels or equipment up there now, tell us before the estimate rather than after.
